Exterior Maintenance

A tried and true concept, annual/preventive maintenance, applied to the exterior paint coating of your house. Our plan is called XPS – eXterior Painting Stratedy.

First, some perspective and a little bit of history.

Experience has taught us that when we are hired to paint the exterior of someone’s home, typically ‘WE SPEND MORE TIME PREPARING THE HOUSE’ than we actually do actually painting the house. And this even true in instances, when we are applying two coats of paint!

Certainly their is no rebuttal that preparation, skillful preparation, is essential to a quality paint job. Equally true however is the fact that it is a very labor intensive task, and therefore an expensive component of a quality paint job. So what to do about it?

I came to the conclusion that if we could reduce a home owners preparation costs, we could significantly reduce the cost of repainting their homes. The logic seemed sound; the challenge was to develope a plan or a strategy of how to implement it. XPS was born.

The answer came to me in the form of annual, semi-annual or even quarterly inspections, linked with spot, as needed maintenance. Yes, inspections and touch-up’s, which most paint companies historically do not want to be bothered with.

The physical inspections help us to address smaller issues before they create bigger problems. A one inch crack or gap in the caulking, can lead to a hundred and fifty dollar repair of a window sill. Inspections will help us to bring these problems to the home owners attention, and than they may choose to address them, sooner rather than later.

In our great southwest climate, thermal expansion and contraction takes it’s toll on even the finest homes, prepared with the best materials and human care.

Inspections done with the trained eye of your painting contractor, can also highlight other common cost culprits, like poorly directed sprinkler heads, roofing issues or faulty guttering which lead to extensive and often expensive repairs, and future preparation costsrelated to house painting.

The home owner will ultimately decide on whether they want to spend their money on maintenance, maintenance dollars, or on costly restoration and repair bills.

The additonal key to XPS is repainting sooner rather than later. If you combine annual maintenance with timely recoating, you will significantly reduce your preparation cost and in most case will only need to apply one coat of paint instead of two. Once again shrinking your labor costs.

Certainly there will be some cost involved for the inspections, the minor touch-up’s and recoating sooner, but I’m conviced that you will reduce your overall costs for maintaining the exterior coatings of your home, with the added bonus of having your house look great on a regular basis.

Think about it. What would our house windows look like, or for that matter our cars, if we didn’t clean and maintained them on a regular basis. Most exteriors of folks homes aren’t looked at or attended to for years at a time. You get my point. XPS – inspect and maintain.
